In contrast to residential rooftops, flat roofs do not shed water. Everything is dependent on the membrane’s integrity and the drainage system. Water has nowhere to go but through when a seam begins to separate or a drain becomes clogged. The membrane may have been deteriorating for weeks by the time a floor becomes wet or a ceiling tile develops a stain.

Common commercial roofing problems we find in Park East:

• Ponding water at drain locations after heavy rain
• Open seams and membrane blistering from heat expansion
• Flashing failure around HVAC units, skylights, and rooftop equipment
• Storm damage from hurricane-season wind events
• Old coatings that have cracked and are no longer sealing
• General wear on TPO and modified bitumen systems past their service life
